Once you have found your perfect property, to take it off the market and secure the property, you will need to pay the appropriate administration fee and deposit in full. Once this has been processed, the property will be removed from the market and no further viewings will be carried out. Should the situation arise where references are unsatisfactory, the deposit will then be returned.
All deposits are registered within the Government approved Deposit Protection Scheme (DPS) of which Craven-Holmes are members.
Comprehensive reference checks will be carried out on all tenancy applicants. The references carried out include a credit check, a voter’s roll check, an address check for the last three years, a verification of employment details including salary and position for the past eighteen months, a previous landlord/managing agency reference and a check for any bad credit history via public records.
Craven-Holmes employ the services of a referencing agency to carry out these checks and each applicant will be required to complete an application form and submit this to us with the relevant fee:
Admin fee first applicant – £180 Including VAT
Each Applicant thereafter (over 18) – £90 Including VAT
Guarantor – £90 Including VAT
Company – £360 Including VAT
Should the applicant withdraw or the references prove to be unsatisfactory, the payment will not be refunded and will be used to cover all costs incurred.
Should you need a Guarantor to support the application he/she will also have to be referenced as per details in the Reference section. He/she will be required to sign a legal and binding agreement, which is valid for the full term of the tenancy. Should the tenant fall behind on the rent the Guarantor will be contractually bound to pay that rent.
On the day you move in, you will need to pay one month’s calendar rent. The initial monies paid must be paid in cleared funds, which means in cash or bankers draft. We do not accept card payments.
Payments are then made monthly by standing order. A standing order mandate must be completed and sent to your bank for processing at the start of your tenancy.
Maintenance and Repairs
For properties NOT managed by Craven-Holmes, please report any problems or repairs directly to your landlord.
